Welcome to Sold4U2Day ("we", "us", "our"). These Terms and Conditions govern your access to and use of our website, mobile application, and services (collectively referred to as the “Platform”). By registering an account or using our services as a Buyer or Seller, you agree to comply with and be bound by these Terms. Please read them carefully before proceeding.

1. Introduction and Platform Purpose

Sold4U2Day operates an online auction platform facilitating the listing and purchase of properties in the United Kingdom. Our role is to provide a secure and efficient environment for Buyers and Sellers to interact, list properties, bid, and complete property transactions. We do not act as an estate agent, and we are not a party to the contractual agreement between a Buyer and a Seller.

2. Eligibility and Registration

You must be at least 18 years old and capable of entering into binding contracts to create an account. Buyers and Sellers must provide accurate and complete information including identity verification documents. Approved users may begin bidding or listing. You are responsible for your account security and must report unauthorized access immediately.

3. Our Role as Facilitator

We provide tools such as bidding interfaces, legal pack hosting, and payment handling, but we do not own properties, nor act as legal or financial advisors.

4. Property Listings and Seller Responsibilities

Only approved Sellers may list properties. Listings must be truthful and complete, with legal documents uploaded before auctions begin. Listings may be suspended or removed for violations. Sellers should not withdraw live listings without valid, approved reasons.

5. Auction Types and Bidding Rules

• Timed Auctions: Open for a specific time; auto-extend if last-minute bids are placed.
• Event Auctions: Scheduled live events with multiple properties and high exposure.
• Modern Method of Auction: Conditional sale with a 56-day completion window and reservation fee.

All bids are legally binding. Buyers must conduct due diligence before bidding. Failure to complete a winning bid may result in forfeiture and liability.

6. Fees and Payments

Fees may include registration, subscriptions, reservation and success fees, and VAT. Payments are processed via third-party providers. Non-payment can result in penalties or account suspension.

7. Withdrawals and Cancellations

Sellers cannot withdraw a property during an active auction without approval. Buyers who fail to complete purchases may lose fees and face breach penalties.

8. Disclaimers and Liability

We do not guarantee uninterrupted service or the accuracy of listings. Sellers are responsible for property legality and condition. Our liability is limited to fees paid in the last 6 months.

9. User Conduct

You must not misuse the Platform through fraud, false info, or interference. We may suspend users for violations.

10. Intellectual Property

All content on the Platform is owned by Sold4U2Day or licensors. You may not reproduce or distribute content without permission.

11. Privacy and Data Protection

Your data is handled according to our Privacy Policy and UK GDPR.

12. Changes to These Terms

We may update these Terms. Major changes will be communicated via email or the Platform. Continued use implies acceptance.

13. Governing Law and Jurisdiction

These Terms are governed by the laws of England and Wales. Legal disputes fall under the jurisdiction of courts in England and Wales.
